Home sale prices up 4 percent in region

A track of the Pittsburgh region’s residential real estate activity in August finds more homes put under agreement and higher average prices than a year ago. West Penn Multi-List said Thursday that the number of home sales rose 11.7 percent in its 13-county region in western Pennsylvania compared to August 2011. The average home sale price was up 4 percent to $173,311. A recent ranking by The Business Journals found Pittsburgh to be one of the top metro regions for growth in the U.S., thanks in part to its steadily rising home value over the past several years. West Penn Multi-List President Ron Croushore said in a prepared statement that it was a strong summer and year for real estate in western Pennsylvania. “With more people moving into our region than leaving and the positive attention Pittsburgh has been getting on the national stage, we anticipate the momentum that we’ve seen in residential real estate to continue,” Croushore said in a prepared statement. “Interest rates are still very low, which should continue to entice people to enter the real estate market.” For the year through August 2012, homes put under agreement were up 12.5 percent and there was a 5.2 percent increase in the average home sale price to $167,382. During her visit to the 2012 Chicago National Kitchen and Bath Show, interior designer Nancy Barsotti, FASID, noticed the increased amount of elevated sinks, vanities, and toilets being offered by a number of manufacturers. “What I like most [about the trend] is it is both beautiful form and beautiful function,” she says. “It looks clean, modern, updated, and from a functional standpoint, it’s easier to maintain. Frequently seen in commercial settings, for example, in hotels, the design style is becoming increasingly popular in residential projects for a number of reasons. “The reason I think the trend has evolved in small spaces like bathrooms, from an aesthetic point of view, with a raised vanity, the eye looks across the floor, and it gives the impression of openness. Not only is the tank concealed in the wall, but this style of installation brings the fixture closer to the wall, which “again provides more space and maneuverability with smaller bathrooms. When it comes to installation, Barsotti says, “A competent contractor will ensure that there is appropriate bracing and blocking within the wall.” She explains that with these sorts of fixtures, the wall plaster must be broken into to install the necessary retrofitting, bracing, or studs; the pieces cannot be surface mounted. Another plus is that, depending on the customer’s desired look, the vanities, toilets, and sinks can be installed at any height.
